Updating Homes from the Island’s First Decades

Daniel Island’s first homes went up in the late 1990s, and the island filled in steadily through the 2000s and beyond. Those houses were built to a high standard in a carefully planned setting, which is exactly why owners tend to stay and renovate rather than sell. What changes is the inside: bathrooms with builder-standard tile and tubs nobody uses, kitchens closed off from the living space, and finishes that feel of their era.

The bathroom shown at the top of this page is one of our Daniel Island remodels. Like most of our work on the island, it began with a walk-through of the existing space, a preliminary budget and timeline, and a frank talk about which changes would make the room feel new. Renovating Within Daniel Island’s Master Plan

Once farmland and a private retreat owned by the Harry Frank Guggenheim Foundation, Daniel Island was opened to development after I-526 was completed and became a master-planned community, with residential construction beginning in 1996. Renovating here means working inside that plan: its architectural review, its City of Charleston permitting, and its coastal climate.

Two layers of approval

Exterior work typically needs Daniel Island Architectural Review Board approval as well as City of Charleston permits. One does not substitute for the other, so both belong in the schedule.

Homes ready for updates

Houses built in the late 1990s and 2000s are reaching the age when bathrooms, kitchens, flooring and finishes are due for a thoughtful, well-planned refresh.

Water and elevation

Lots near the rivers, creeks and marsh may carry flood zone requirements that affect additions and new homes. We confirm these early with the City.

Interior-only remodels typically do not, though building permits may still apply. Approval from the island’s board does not replace City of Charleston approvals, so both should be planned for. Daniel Island lies in Berkeley County but within the City of Charleston, so building permits for renovations and new construction are handled through the City of Charleston. Structural, plumbing, electrical and mechanical work usually requires a permit. We account for permitting in the project schedule and coordinate inspections during construction.

Timing depends on the size of the room, whether plumbing moves, tile complexity, and lead times for fixtures and materials. Larger kitchen or whole-home renovations that disrupt water, power or access for extended periods can be harder to live through, and we will give you an honest recommendation during planning.
