The green and black film on a Lowcountry house is alive. Mildew, algae and mold feed on pollen and the organic dust that clings to humid siding, and they root into paint texture, wood grain and the pores of stucco. Blasting them with high pressure removes the surface layer, but the roots remain — and the force can strip paint, splinter cedar or drive water behind fiber-cement boards.
Soft washing reverses the approach. We apply a diluted, biodegradable cleaning solution at roughly garden-hose pressure, let it dwell long enough to kill the growth, then rinse it away gently. Because the organisms are killed rather than knocked back, siding typically stays clean longer than it would after a pressure-only wash.
It is our standard method for fiber-cement siding, painted clapboard, cedar shake, stucco, vinyl, painted brick, soffits and porch ceilings. The same technique, adjusted for roofing materials, is how we approach roof cleaning on shingle and metal roofs.
