On historic facades we start gently. Painted wood, aged brick and lime-based stucco get low-pressure soft washing, never a high-pressure blast. When it is time for color, our painters bring a preservation mindset to historic home painting: hand scraping and sanding, repairing original trim rather than replacing it, and helping you prepare color details for the city’s review.

Newer homes off Folly Road or Maybank Highway need something different — fiber-cement siding, wide glass, paver drives and screened porches. Recurring window and screen cleaning and a seasonal house wash keep them crisp between larger projects. Charleston houses live with humidity most of the year, salt air off the harbor and rivers, and a heavy spring pollen season. Mildew settles on shaded walls, live oaks drop leaves and Spanish moss into gutters, and hurricane season tests every roof edge. If your home is in one of the City of Charleston’s historic districts, exterior color changes generally go through the Board of Architectural Review process, and painting previously unpainted brick or stucco requires board-level approval. We can help you gather color specifications and samples, but confirm current requirements with the city’s preservation staff before work begins.

It can be, at the right pressure. Historic brick, soft mortar and lime-based stucco can be eroded by high-pressure cleaning, so we soft wash: low pressure with cleaning solutions that loosen mildew and algae, then a gentle rinse. We test a small area first and adjust before treating the full wall.

Most homes on the peninsula and in West Ashley benefit from a house wash every year or so, while shaded walls under heavy live oak canopy may need attention sooner. Late spring, after the heaviest pollen, is a popular time. Homes near the harbor or marsh tend to show salt film and mildew faster.
