What to Expect on Wash Day

  1. Estimate and scope

    We review your home’s siding, porches, roof and hardscape and give you a written estimate listing each surface and method.

  2. Prepare the site

    Plantings are pre-wet, outdoor furniture and grills are moved, and lights, outlets and doors are checked before any cleaning solution goes on.

  3. Wash and rinse

    Siding and porches are soft washed from the top down, then flatwork is surface cleaned. Plantings are rinsed again at the end.

  4. Review and report

    We walk the home with you, or send photos if you are traveling, and mention any loose trim, failing caulk or wood that needs attention.

Once a year suits most Daniel Island homes, ideally after spring pollen season. Riverfront homes, houses backing onto marsh or ponds, and porches under heavy shade may need cleaning more often. Driveways and walks can usually go a little longer. We can put your home on a recurring schedule so it stays consistent with the rest of the street.

Yes, when it is soft washed. Fiber-cement and painted siding should not be cleaned with high pressure, which can etch the surface, force water behind boards and damage caulk. We apply a cleaning solution at low pressure that kills algae and mildew, then rinse gently. Durable surfaces such as concrete get higher-pressure surface cleaning.

Routine cleaning is normally treated as maintenance rather than an exterior change, so it does not usually need approval. Rules can differ between neighborhoods and buildings, especially for townhomes and condos managed by an association. If you are unsure, check with your property manager or association. Repainting or altering the exterior is a different matter and typically requires review.

We pre-wet plants and rinse them again when finished, and the solutions we use are biodegradable and diluted for each surface. Around pools, we take care to limit runoff into the water and can suggest timing the wash before a scheduled pool service. Pets should stay inside until surfaces dry.

Yes. Many Daniel Island owners travel or keep the home as a second residence. As long as we have access to outdoor water and the areas being cleaned, we can complete the work and send photos afterward. We can also arrange recurring visits so the home is ready whenever you return.
