Custom Homes and Home Renovation, Isle of Palms

Building on a barrier island

Construction on Isle of Palms carries a different set of questions than a mainland project. Most lots sit in a flood zone, so living space is raised and the area below has strict limits on what can be finished. Wind exposure shapes choices about windows, roofing and connections. Salt air shortens the life of ordinary fasteners, hardware and exterior finishes. A good plan accounts for all of it before a wall comes down.

Our renovation work on the island ranges from a single bathroom to whole-floor remodels of older raised homes, many of them second homes or rentals that need to look current and work hard. For owners starting fresh, our custom home building process brings us in alongside your architect early, so drawings are reviewed for cost and buildability while changes are still easy.

Because some of our people also work as realtors with The Boulevard Company, resale value stays in view. A kitchen that photographs well for a rental listing and still suits your own family is a different brief than a mainland remodel, and we approach it that way. Building on a barrier island

Home renovation Isle of Palms projects we take on

Scopes range from a single room to a ground-up custom home.

Kitchens built for gathering

Open layouts, durable counters and storage that handles a full house of guests. We plan kitchens around how the home is actually used, whether that means long family summers, holiday gatherings or weekly rental turnover.

Bathrooms and outdoor showers

Beach houses need bathrooms that resist humidity and tracked-in sand. We remodel baths with suitable ventilation, waterproofing and finishes, and we can rebuild the outdoor shower that every island home relies on after a day on the beach.

Whole-home updates

Older raised homes often need new layouts, flooring, lighting and finishes all at once. We sequence multi-room work so the house moves forward steadily, with daily oversight on site and a clear picture of what happens each week.

Custom new homes

We work with your architect and designer from the first sketches through completion, offering value-engineering insight and flagging structural, flood or budget issues before they turn into costly change orders once construction is under way.

Local knowledge

What makes island construction different

Isle of Palms has a mix of housing ages. Post-war cottages built when the island first opened to large-scale development sit near raised homes from every decade since, and Wild Dunes has developed since the 1970s. Many older homes were damaged and repaired after Hurricane Hugo in 1989, so what is behind the walls varies widely.

Flood elevation

Raised living floors, piling foundations and limits on enclosed space below shape nearly every layout decision on the island, from stairs to storage to elevators.

Wind and storm exposure

Impact-rated windows and doors, secure roof connections and shutters are common considerations. We plan these with your design team rather than treating them as afterthoughts.

Material logistics

Deliveries cross the Connector, and narrow lots leave little staging room. We sequence orders and site access so neighbors and rental guests next door are disturbed as little as possible.

How it works

Our four-phase process

  1. Preliminary

We walk the property with you, talk through goals, and provide a preliminary budget and timeline to test the idea early.

  2. Planning

We review drawings with your architect or designer, suggest value engineering and flag flood, wind or access issues before pricing is final.

  3. Construction

Highly trained tradesmen and daily site oversight keep quality steady, with regular photo updates for owners who are often out of town.

  4. Completion

We walk the finished home with you and stand behind the work. The result should reflect our standards as much as your vision.

Questions & answers

Isle of Palms renovation and custom home questions

Flood rules can affect how much you can spend on an existing home before it must meet current elevation standards, and what can be enclosed or finished below the living floor. The details depend on your lot and the scope. We review this with your architect and the city early in planning.

Yes. Most of our custom homes and larger renovations involve an architect or designer. We come in early, study the drawings, propose value-engineering ideas and point out constructability concerns, so the plans that go to permitting are realistic in cost and schedule. Early involvement usually saves time later.

Often, yes. Smaller projects like a kitchen or bathroom can be planned for the off-season with materials ordered well ahead. Larger remodels may take longer, and we give you a realistic timeline during the preliminary phase so you can adjust bookings.

Choices depend on exposure and design, but coastal projects generally favor corrosion-resistant fasteners and hardware, moisture-tolerant trim and siding, and finishes rated for exterior coastal use. We talk through options and trade-offs with you and your designer during planning. Maintenance needs matter too.

Scope, structural condition, flood and wind requirements, finish selections, access for materials and the age of existing systems all drive cost. The preliminary walk-through gives you an early budget range, refined as drawings and selections come together. Nothing is hidden until the end.
