Stucco Cleaning in Charleston: How to Clean It Without Damaging It

Stucco cleaning is one of the few exterior jobs where the usual approach makes things worse. Stucco is a porous cement product with a decorative surface, and the pressure washer that safely cleans a concrete driveway will strip that surface off a stucco wall in seconds — leaving bare patches, exposed aggregate, and moisture paths into the wall assembly. In Charleston, where stucco is common across Mount Pleasant, Daniel Island, and newer builds throughout the metro, this is a costly mistake we are called to repair more often than we would like.

Here is what is actually growing on Lowcountry stucco, why high pressure is the wrong tool, and how the surface is cleaned properly.

Why Charleston Stucco Gets Dirty So Fast

Stucco has texture, and texture is surface area. Every peak and valley in a sand or lace finish catches airborne material and holds moisture against the wall for longer than a smooth surface would. Add Lowcountry conditions and the result is predictable.

  • Humidity. Charleston gives mildew and algae a growing season that runs most of the year. On north and east elevations, growth often never fully dries out.
  • Salt air. Airborne salt settles into the texture, holds moisture, and shows as a dull haze or white efflorescent bloom.
  • Pollen. Spring pollen packs into the texture and becomes a food source for organic growth once summer humidity arrives.
  • Irrigation overspray. Sprinklers hitting a wall daily produce mineral staining along the bottom few feet, plus a permanently damp band where algae thrives.
  • Tannin and rust. Live oak leaf litter, pine straw, and older metal fixtures all leave stains that sit in the texture rather than on top of it.

Can You Pressure Wash Stucco? Not the Way Most People Mean

Cleaning stucco with a pressure washer at the settings used for concrete causes three kinds of damage, and all three are expensive.

  1. Surface erosion. High pressure removes the finish coat and exposes the coarser base beneath. The result is a permanent light patch that cannot be washed back and generally needs a skim coat and repaint.
  2. Water intrusion. Stucco systems are designed to shed water from above, not to take it at pressure from the side. Forcing water into a hairline crack or behind a control joint puts it into the wall assembly, where it finds sheathing and framing.
  3. Cracks made worse. Hairline cracking is normal in stucco. A pressure washer turns a cosmetic hairline into an open path in a single pass.

The Stucco Manufacturers Association and essentially every manufacturer’s care guidance point the same direction: low pressure and appropriate cleaning solutions, never aggressive mechanical force.

How Stucco Should Actually Be Cleaned

The correct method is soft washing: a low-pressure application of a cleaning solution that kills organic growth at the root, followed by a gentle rinse. The solution does the work, not the water. A proper stucco clean runs roughly like this.

  1. Inspection first. Cracks, failed sealant at penetrations, damaged control joints, and any soft or hollow-sounding areas are noted before anything is applied. Cleaning a wall with an open defect drives water into it.
  2. Protection. Plantings are pre-wetted and rinsed, fixtures and outlets are covered, and windows and doors are checked.
  3. Pre-rinse at low pressure. Loose material comes off first so the solution can reach the surface.
  4. Solution applied and given dwell time. This is where organic growth is killed rather than merely knocked off. Rushing this step is why some cleanings look fine for six weeks and then go green again.
  5. Gentle rinse, top down. Low pressure, consistent distance, no dwelling on one spot.
  6. Stain assessment. Rust, tannin, and efflorescence are mineral or organic stains that need specific treatments rather than more water.

Done properly, the whole wall comes back evenly — which matters on stucco more than on any other substrate, because patchy cleaning on a monolithic surface is very visible.

A Word on Bleach and Household Cleaners

Search for how to clean stucco and you will find plenty of advice involving a stiff brush and undiluted household bleach. On a small test patch that may be harmless. Across a whole elevation it usually is not. Undiluted or badly mixed solutions can lighten pigmented stucco unevenly, damage plantings at the foundation, and corrode fixtures and flashing. Dilution, dwell time, and thorough rinsing are what make the difference, and they are difficult to control from a ladder with a garden sprayer.

If you do tackle a small area yourself, work from the bottom up when applying and the top down when rinsing, keep the surface wet throughout, and never let a solution dry on stucco.

How Often Stucco Needs Cleaning in the Lowcountry

Most Charleston stucco homes want a proper clean every twelve to eighteen months. Homes with heavy tree cover, north-facing walls that stay shaded, or irrigation hitting the wall often need it annually. Homes in full sun with good airflow can sometimes stretch to two years.

The reason to keep to a schedule is not appearance. Organic growth holds moisture against a porous surface, and sustained moisture in stucco is how small problems become structural ones.
