Renovation costs vary widely with scope, square footage, the condition of the existing structure, finish selections, and any permitting or design review requirements. Older homes may reveal hidden issues once walls are opened. During our preliminary phase, we walk the project with you and provide a preliminary budget and timeline, then refine both as plans develop.

Yes. We regularly build from plans prepared by the client's architect or designer. During the planning phase, we review drawings, suggest value-engineering options where they make sense, and flag constructability concerns early, so the design can be adjusted before construction begins rather than in the middle of it.

Most structural, electrical, plumbing and many exterior projects require permits, and homes in historic districts or HOA-governed neighborhoods may also need architectural review. Requirements differ between Charleston, Mount Pleasant and the islands. We identify what applies to your project during planning and build the approval time into the schedule.

Often, depending on the scope. Single-room projects such as a bathroom are usually manageable while you're living at home. Multi-room or whole-home renovations, especially those affecting the kitchen or primary bath, may be easier if you relocate for part of the work. We discuss phasing options with you during planning.
