Renovating the Homes Mount Pleasant Already Has

A large share of Mount Pleasant’s houses were built during the town’s rapid growth of the 1990s and 2000s. Many are solid homes whose kitchens, bathrooms and floor plans now feel dated, and their owners would rather improve a well-located house in Hobcaw Creek or Snee Farm than move. That is most of our renovation work here: opening up a kitchen to the family room, replacing a builder-grade bath with a walk-in shower, or reworking a whole floor.

The kitchen and bathroom pictured on this page are Mount Pleasant projects of ours. Both started the same way, with an on-site walk-through, a preliminary budget and timeline, and an honest conversation about where money makes the most difference. When a client already has an architect or designer, we work alongside them, review drawings and offer value-engineering ideas before anything is ordered. You can read about our approach to kitchen, bath and whole-home renovations in more detail.

We also build custom homes in Mount Pleasant, whether on an open lot or a teardown site in an established neighborhood. Because members of our team are realtors with The Boulevard Company, we keep resale in view: layouts, finishes and details that suit the way you live and still make sense to the next buyer. For smaller fixes, our home repair crew handles rot, drywall and flooring.

Home Renovation in Mount Pleasant, SC, from One Room to a Custom Build

Projects range from one or two rooms to an entire house. These are the kinds of work we take on most often in Mount Pleasant.

Kitchen renovations

New layouts, cabinetry, counters, lighting and flooring, often with walls removed to connect the kitchen to living and dining space. We plan structure, plumbing and electrical early so the design you approve is the one that gets built.

Bathrooms and showers

Primary bath remodels, curbless and walk-in showers, tile work, vanities and lighting. In humid Lowcountry homes, ventilation and waterproofing behind the tile matter as much as the finishes you see, so we plan them as carefully as the design itself.

Whole-home and multi-room remodels

Reworking a full floor or the entire house, including flooring, trim, doors, stairs and custom details such as handrails. We sequence the trades so the work moves steadily, finished rooms stay protected, and the site stays organized from start to finish.

Custom new homes

New construction on infill and teardown lots, built with your architect’s plans and our daily oversight. We help you think through flood elevation, orientation to views and breezes, and long-term maintenance in a coastal climate.

Old Village renovations and additions

Projects inside the Old Village Historic District go through the town’s design review. We plan scope and drawings with that review in mind, help you assemble what the commission asks to see, and build the review into the overall timeline.

Local knowledge

Building and Remodeling in a Town That Doubled in a Decade

Mount Pleasant’s population roughly doubled between 1990 and 2000 and kept climbing to more than 90,000 by 2020. That growth left the town with thousands of homes now reaching the age for new kitchens, baths and systems, alongside a small, protected historic core in the Old Village where renovations follow their own review.

1990s and 2000s housing stock

Homes from the town’s fastest growth years often have closed-off kitchens, tub-and-shower baths and aging finishes, which makes them especially strong candidates for focused renovations.

Historic district review

In the Old Village, exterior renovations and new construction go before the Historic District Preservation Commission, so drawings and timelines need to account for that step.

Low-lying and marsh-front lots

Lots near creeks and the harbor may fall in flood zones that affect elevation, foundations and permitting. We confirm requirements with the town early in planning.

Humidity inside the walls

Lowcountry moisture punishes bathrooms and exterior walls. Proper ventilation, flashing and waterproofing are built into our plans, and we remediate any moisture damage we uncover.

Daily oversight

Someone responsible for your project is on site every day, keeping quality, safety and the schedule on track from demolition to final trim.

Partners with your designer

We collaborate with architects and designers rather than competing with them, and we bring practical, cost-aware input to the drawings.

Resale perspective

Team members who are realtors with The Boulevard Company help you invest in the features Mount Pleasant buyers actually notice.

Care after completion

The same company can paint, wash and maintain the home afterward, so it stays the way it looked at handover.

Questions & answers

Mount Pleasant Renovation Questions

It depends on scope, design decisions, permitting and material lead times. A bathroom refresh moves faster than a kitchen that involves removing walls or relocating plumbing. During the preliminary phase we give you a realistic timeline for your specific project, and during construction we update you regularly so there are no surprises about where things stand.

Most renovations that involve structural, electrical, plumbing or mechanical changes require building permits from the Town of Mount Pleasant. Cosmetic work such as painting usually does not. Requirements vary by project, so we identify what your renovation needs during planning and build permitting into the schedule rather than treating it as an afterthought.

Exterior work in the Old Village Historic District is reviewed by the town’s Historic District Preservation Commission. According to the current guidelines, applications for new construction, or renovations and additions of 50 percent or more, require a three-dimensional computer rendering. Interior-only remodels are generally outside that review. We help plan the submission when exterior changes are involved.

Yes, and we prefer to be involved early. During planning we review drawings, raise constructability questions, and suggest value-engineering options that protect the design while managing cost. Bringing the builder in before plans are final usually saves time and avoids changes later, when they are more expensive.

For many single-room or two-room projects, yes. We contain dust, protect floors and pathways, and keep the work area orderly. Whole-home remodels or kitchen projects that cut off water or power for stretches can be harder to live through, and we will tell you honestly during planning whether staying makes sense.

Scope, the condition of what is behind the walls, structural or layout changes, finish selections, custom millwork, permitting, and lead times for materials all affect cost. That is why we start with a walk-through and preliminary budget, then refine it as drawings and selections come together, so the final number reflects real decisions.
